While the current economic environment has caused many Americans to default on their home loans, there are some who are using the crisis as an opportunity to invest in real estate. While there are many options available, investing in a duplex is a better option for three simple reasons: value, appreciation, and cash flow. Understanding these three factors can help you see why you should use your investment funds for duplexes as opposed to single family homes.

First, consider how the value of a duplex is determined Unlike single family homes, whose value is based on current market prices, duplexes are actually valued based on their cash flow. This means that while single family home values are tanking, duplexes keep the same value.

Second, consider the appreciation value of the home. Remember, that because the value of the home isn’t based on current market conditions, duplexes will continue to appreciate, even in poor markets. This makes a duplex a far better investment than other types of real estate.

Finally, consider the cash flow generated by a duplex. If you are renting the units out, you will have twice the rental income when compared to a single family home. Because duplexes are two-family dwellings, you can choose to rent both units out or to rent one out and live in the other. Either way creates a positive cash flow.

If you have money to invest, you may want to consider purchasing duplex home to rent out. It meets the test of value, appreciation, and cash flow, making it the perfect investment.

Not everyone can live in the same sort of home. For some, an apartment is in line with their carefree lifestyle, for others, a home is the only way they will live—even if this is their first place. While some rent, others choose to buy.

Condo living has some great advantages and some disadvantages too. Here are some things to think about:

Get the space you need in a condo that is lacking in an apartment. Often, condos have storage space adjacent to the unit where you can store additional items. Condo rooms are typically larger, too.

A condo may be less expensive than a house, but make sure you check out the additional fees that may be tacked on for grounds-keeping, repairs, etc.

Make sure you can live on the top floor before signing the lease. Consider what you would do if the elevator broke down or your young children wanted to take a look from the balcony.

Check the covered parking areas. Often, condos have underground parking for one car; if you have more than one car, the additional vehicle must be parked outside.

A condo without at least one play area outside will make things difficult for you if you have children.

If the condo allows pets, think about renting or buying on the bottom floor with easy access to the outside. There’s nothing worse than a slow elevator when you have an eager pet.

Condos are sometimes more difficult to sell than family homes. Find out how they sell in the area where you want to live.

As more and more people are faced with the looming possibility of foreclosure, they are faced with difficult decisions. Instead of defaulting on their loans, should they sell or rent their house? This question, while difficult, can mean retaining the credit and loan history needed to purchase another house, apartment, condo, or duplex when the real estate market recovers. Working with an association management company to determine how likely it is you will be able to rent your home can help.

While either selling or renting your house have merit, it makes more sense these days to rent the house out whenever possible. It may be possible to find a tenant that will be able to cover your mortgage for you. This will leave you and your family free of the financial burden of your real estate loans while still growing your home equity.

The key is, of course, finding reliable tenants. Working with an association management company allows a homeowner to find qualified tenants without worrying about the legwork. They can help with everything from setting an appropriate price to developing the terms and conditions of the lease.

If you opt to sell your home, it is important to work with a qualified real estate agent. This will help ensure you sell your home for the highest amount and help cut down on paperwork and other hassles typically associated with selling your house.

If you are trying to decide whether to sell or rent your house, consider talking to an association management company to see what your options are.

Home owners should carefully choose a home insurance policy. This insurance policy can be bought online as well as from the insurance agent. In any case, home owners should understand the policy before buying it. Here is a simple guide to understand home insurance.

Home insurance policy is specially designed to protect homes from any dangers and this is particularly useful when filing for the insurance claim. It is better to consult with the insurance company or agent to check whether there are any limitations on the policy. Mostly, home insurance policies are divided into property protection and liability protection. The property protection is further divided into many sections and it includes dwelling, loss of use, personal property, and other structures.

Dwelling typically covers the house and associated structures inside the house such as plumbing, appliances, electrical wiring, and other permanently installed system. Some policies even provide additional coverage for theft, building collapse, damaged trees, and glass breakage. Extra protection can be made on the policy by providing additional cost and this is called endorsement.

Endorsement include many things such as scheduled personal property, guaranteed replacement cost coverage, secondary residence, inflation guard, theft coverage, and credit card forgery. The liability coverage on the policy is often divided into medical payments and personal liability. There are exclusions on the home insurance policy such as it does not provide coverage for the damage to personal aircraft or motor vehicles, injuries to animals, and damages caused by water or earthquakes. One should understand that different company provides different coverage.

People move for a variety of reasons. In most cases, there has been a major life change, and the needs therefore have changed. The real estate property that is best for you is the one that fits your present needs.

What a person needs in buying property and moving is determined by them. Others can have their opinions, but ultimately the person you need to please is you. Choosing a property is an exercise in patience and frustration. Do you buy new, build, or find an existing home? People only have so much money and credit worthiness. Communities have a limited amount of property available, so it is a matter of finding a decent match between your wishes and what is out there. Being too picky or being a perfectionist means a person looses out on a lot of possibilities that with a little tender loving care, could become their dream.

To make things easier once the property is decided upon and purchased, it is a good idea to find a reputable moving company. Pricing has little to do with reputation and creditability. A company sets a policy and chooses by their actions whether or not to treat a consumer right. A moving company quote is the best way to make a decision on what companies are out there, how they treat customers, and pricing. Do not stop there. Like a wise old owl, a person needs to check with some prior customers to see what their opinions are of that particular moving company.

Finding a home is frustrating, but moving shouldn’t be. Happy searching!
